Why Should I Consider a Remortgage?

If you are in the situation where any of the following points are true, a remortgage could be a good idea:

  • Your current deal is fixed and will be ending in the next 6 months
  • You would like to perform home improvements and increase your borrowing
  • You would like to change the type of deal you are on such as switching from a variable rate to a fixed rate mortgage
  • Interest rates may be going up or they have dropped and you want to get a fixed rate before they increase or take advantage of them decreasing
  • Your property value has increased and you now have a better loan-to-value ratio which could
  • You are looking for a more flexible to allow overpayments or a different payment term.

When is a Remortgage not recommended?

A remortgage is not always the best option, that is why it always pays to get good honest advice:

  • You may not be able to get a better deal than you currently have if your income has decreased
  • If you have recently had credit problems you may not be able to get a deal better than your current mortgage
  • If you have nearly finishing paying off your mortgage and only have a few thousand pounds left to pay a remortgage would only help if you wished to borrow more money
  • If your current deal has a large early repayment fee it is normally better to wait until closer to the end of your current term

Are There any Fees if I Remortgage?

There could be fees involved with your remortgage but these should be taken into account when calculating if you are still getting a better deal.

There may be an arrangement fee which can either be a percentage of the mortgage or a set fee. Some lenders will include a booking fee and there could also be legal fees.

Not all lenders charge these, some will offer cashback as part of the mortgage deal. We are here to advise and help you understand the fees.

My Current Deal Has Expired, What Happens?

If you were on a fixed rate deal and it has come to an end your lender will automatically switch you to their standard variable rate mortgage. Depending on the current interest rates this could reduce or increase your mortgage repayments.

Your lender will inform you when your current deal is coming to an end. This is the best time to look at a remortgage and find a new deal to ensure your payments remain manageable and stable.
