What is a First Time Buyer Mortgage?

There are no specific mortgage products for first time buyers it is just a term that is used for those who have never had a mortgage and bought a property before.

All types of mortgage are available such as fixed rate, variable rate, repayment or interest only mortgages. That's where we help you find the right option for your situation ensuring you understand the advantages and disadvantages of each option narrowing down the best option and finding the right products for you.

How Much Can I Borrow?

This is the most important step of your first time buying process. Understanding how much you can borrow sets your budget and enables you to start looking at properties in your price range.

In general a lender will offer around four times your annual income which will also need to be supported by a deposit of around 10%. Some lenders will accept a 5% deposit but the bigger the deposit you have the better rates you will get on your mortgage. We would encourage a deposit of between 15 - 20% if you can.

What is an Agreement in Principle?

Your agreement in principle is a statement from a mortgage lender that they will lend you an agreed amount to buy a home.

Be aware that this is not a binding agreement you will need to put in a full mortgage application when you find a property you would like to buy.

The purpose of the agreement is to provide you with good credibility with sellers to show them that you are serious about buying a property and are able to get a mortgage. To get an agreement in principle you need to speak to a lender who will run some checks on you, the agreement is normally valid for 30 to 90 days.

What is a Credit Rating?

Your credit rating is what lenders use to help them understand your creditworthiness. it is a numerical expression based on analysis of your credit files.

Your credit rating is very important when applying for a mortgage. If you have had debt problems in the past this may effect your credit score. A bad credit score can mean that lenders are less likely to accept your mortgage application or you may be offered higher rates.

If you have bad credit this does not mean you cannot get a mortgage though, we can discuss this with you to help find a lender that would still offer you a mortgage.
